Final Walk-Through Inspection
This is your last look before you own the place, and it matters. By now, every contingency in the Purchase Agreement should be satisfied and the seller’s belongings should be completely out. Most buyers schedule this walk-through the day before or the day of closing, giving you one final chance to confirm the home is exactly as promised. No surprises. No fine print catching up with you later.
Closing
Once you’re satisfied with the walk-through, it’s time to close. You, the seller, and the closing agent will sit down together to sign the settlement agreement, a clear, itemized record of every financial transaction tied to the sale. From there, you’ll sign your loan documents and deposit your remaining down payment and closing costs into escrow.
If you’re bringing funds to the table, you have two options: a certified bank check for the exact amount listed on your settlement statement, or a wire transfer straight to the escrow account. Either way, you’ll know exactly what’s expected, with no guesswork and no last-minute scrambling.
Once the paperwork is signed and the funds are settled, the deed gets recorded at the County Recorder’s office. That’s it. The property is officially yours.

Some of the priciest components of a home, appliances, HVAC, water heater, septic or well systems, and the roof, are worth a close look. Pay attention to their age and service history, and don't be afraid to ask the seller to include a home warranty.
Check For HOA Requirements
Most neighborhoods have an HOA governing what you can and can't do on your property. Make sure you understand the rules and the associated fees (usually billed annually) before you buy.
