How do I apply for one of your rental properties?
Applications are submitted online and require a completed application form, application fee, valid identification, and proof of income. Our screening process is consistent, professional, and applied equally to all applicants. If you have questions during the process, our team is available and responsive. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, in most cases, 18 or older. Every adult who will be living in the property must submit their own application. -
Who needs a cosigner?
A cosigner may be required when an applicant doesn't fully meet the income, credit, or rental history qualifications on their own. Cosigners must independently satisfy our financial requirements and execute a guarantor agreement. Our team will walk you through what's needed, clearly and without confusion. -
Do I pay first month's rent, last month's rent, and a security deposit at move-in?
Move-in costs vary by property. In most cases, tenants are required to pay the first month's rent and a security deposit prior to receiving keys. Some properties may also require last month's rent. All required move-in costs will be clearly communicated upfront so there are no surprises on signing day. -
How do I pay my rent?
Rent is paid through your Rentvine Tenant Portal, where you can make payments and view your full payment history, available 24 hours a day. -
How do I submit a maintenance request?
Maintenance requests should be submitted through your Rentvine Tenant Portal. This creates a clear, trackable record and routes your request directly to our team. -
Who is responsible for maintenance and repair costs?
Mako Property Management coordinates and oversees maintenance and repairs as a core part of what we do. Unlike many management companies, we do not mark up the cost of maintenance work. Tenants are responsible for damages resulting from negligence or misuse. All maintenance requests should be submitted promptly through the tenant portal so our team can respond quickly and keep your home in good condition. -
I want to get a pet. What should I do?
Start by reviewing your lease agreement and reaching out to our team before bringing a pet home. Pet policies vary by property. Where pets are permitted, an additional pet deposit or monthly pet rent may apply. We handle these conversations directly, so you always know exactly where things stand.

I want to move out but my roommate wants to stay. What should I do?
All tenants listed on a lease are jointly responsible for the full lease term. If one tenant wishes to remain while another vacates, the staying tenant will need to qualify independently or identify an approved replacement. This process requires management approval and proper documentation. Contact our team as early as possible so we can guide you through the right steps. -
Is the security deposit refundable?
Yes. Security deposits are refundable provided the property is returned in good condition, all lease terms are met, and there is no damage beyond normal wear and tear. Any deductions for unpaid rent, damages, or cleaning will be clearly itemized and communicated in accordance with Virginia’s required security deposit disposition timelines. -
